IJM to launch Laman Granview in Saujana Puchong

SELANGOR: IJM Properties Sdn Bhd will be launching Laman Granview, its latest residential development project worth a gross development value (GDV) of RM300mil.
Located on a 99-year leasehold piece of land at Saujana Puchong, Laman Granview will comprise 278 modern tropical homes over a radius of 52.89 acres.
The project will be divided into two phases, a northern and southern zone, with the latter being officially launched this weekend.
IJM managing director Teh Kean Ming told reporters after the soft launch on Monday that construction of the southern zone would take two years to complete.
Construction of the northern zone will commence upon completion of the southern zone and take a further two years to complete.
"We expect to complete the entire Laman Granview project in about four to five years' time, said Teh.
Teh also said that he expected response for the southern zone homes to be promising by the time of its official launch this weekend.
"In a launch like this, it is not uncommon for us to expect a 30% to 40% take-up rate," he said.
Teh also said that he expects Laman Granview to be as successful as IJM's Bukit Manda’rina Phase 1 residential project in Cheras, which has a GDV of RM44mil.
"This (Laman Granview) is a ‘matured township’, similar to Bukit Manda’rina. Infrastructures, roads and amenities are all in place. You don’t have to wait two years for these amenities to be built," he said.
"You can already enjoy the value of the development once you move in," added Teh.
"And taking Bukit Manda’rina as a further example, which saw its value appreciate to around 60% in five years, we hope to see similar appreciation in terms of value for Laman Granview as well," Teh said.
Teh also said that the Laman Granview homes would be targeted towards the Puchong residents who want to upgrade their homes, as well as residents within the Sunway and Petaling Jaya area.
IJM will be developing 134 units in the southern zone and 144 units in the northern zone for the Laman Granview project.
The Laman Granview homes will comprise 2 1/2-storey semi-detached houses, 3-storey and 3 1/2-storey bungalow houses which will be priced at RM1,047,800, RM1,248,800 and RM1,407,800 respectively. |
